Assured Shorthold Tenancy Agreements (ASTs) are the default form of tenancy agreement where annual rent does not exceed 100,000 GBP.

In July 2009 the Office of Fair Trading notched up a victory against use of unfair contracts. Although the contract in question was between a letting agent and a landlord, the High Court decision was also a reminder to landlords that their tenancy agreements should not contain unfair terms.

Tenants moving into rented accommodation can think that signing a tenancy agreement is nothing short of a necessary chore. But in fact a well drafted agreement is much more - and can be both the landlord's and the tenants' best friend.

Tenancy agreements are important documents, enforceable in law, and both landlords and tenants should take great care before signing such agreements.

From Oct 2008 Energy Performance Certificates (EPCs) will be added to the documentation buy to let investors will be required to provide tenants. The Certificates will cost in the region of 100 pounds, and will be valid for up to ten years.
